“Being able to access water quickly can mean the difference of saving a life or a structure.”

Image this, your house is on fire and the fire department arrives only to find or in this case can’t find your water hydrant without wasting precious time because it is buried with snow. According to a Kansas City Star article, fire officials across the Kansas City Metro area are worried that critical minutes could be lost trying to locate hydrants to hook up water hoses.

Bryan Dehner, Overland Park fire chief, said it would help fireman if homeowners would check on the hydrants near their house and dig them out if they have been buried. Dean Cull a fire Marshall and an official of the Heart of America Metro Fire Chiefs Council said “Being able to access water quickly can mean the difference of saving a life or a structure.” The council urges residents who decide to dig out their neighborhood hydrants to also shovel a one foot path from the street to the hydrant.

According to Dehner, Overland Park fire trucks have systems that tell firefighter that a hydrant is in front of a particular address. Dehner also said that some Kansas City metro departments DO NOT have hydrant locator systems.

According to the 2008 census many are moving to the suburbs and away from Kansas City’s downtown areas. The population of Kansas City, MO. gained approximately 2% since 2000 whereas Spring Hill, KS. was up 92%, Gardner, KS. was up 86%, Olathe, KS. was up 29%, Desoto, KS. was up 19%, Lenexa, KS. was up 16% and Overland Park, KS. was up 15%.

What does all of this mean? My guess is the prospect of a light rail system in the near term is comatose if not dead. As much as the Sprint Center and the Power and Light district have created a reason to go downtown, apparently it is not enough to motivate people to m0ve there.

According to a Kansas City Star article ”…employment in Johnson County exploded 70.7% from 1990 to 2008 compared to Jackson Counties’ scant growth of 2.3% job growth. In the Star article Doug Davidson, president of CERI, said “Johnson County is a desirable place to live and raise a family.” “It has great school systems.

Click this text to return to the RE/MAX Best Associates Website to see All Kansas City properties!

What was the movie line – We’re mad as hell and not going to take it any more*? Earlier this year the Kansas City Royals lost a game in Cleveland when a ball hit by the opposition struck a seagull and the winning run may have scored as a result. During yesterday’s loss a cat nearly made a trip around the bases and was at one point headed for home plate. The cat veered into foul territory and was summarily dismissed along with the Royals who lost their 68th game – Only one team in all of baseball has a worse record.

We deserve better and need to demand it. The Kansas City Metropolitan Areais a fifteen county metropolitan area straddling the border between the states of Missouri and Kansas that is anchored by Kansas City, Missouri. In 2008, it was estimated to have a population numbering just over 2 million according to Wikipedia. Our Easterly neighbor’s team the St. Louis Cardinals are tied for 1st place and are perennial contenders. Yes St. Louis has a slightly higher population (2.8) but we deserve better.

Having grown up in Chicago which currently has not one but two contending teams, (the Cubs are tied for 1st and the White Sox are a game out of first), I have experienced how a contending baseball team can change the psyche of a city. If the Kansas City Royals were contenders, wouldn’t we all be a little happier? Wouldn’t our property values seem a little higher? Wouldn’t our schools be a little better? Our children better behaved? The sun a little brighter? The winters a little milder? Send your ideas on how we can make our Royals a better team? Not next year but NOW! We want and deserve a better team.

*The memorable quote of Peter Finch in the movie “Network” which debuted in 1976 went on to say “…So, I want you to get up now. I want all of you to get up out of your chairs. I want you to get up right now and go to the window, open it, and stick your head out and yell, “I’m as mad as hell, and I’m not going to take this anymore!!”

Are you aware of any great applications to make all of our lives a bit more manageable. Gas prices are at least not rising and the KC Star said heating costs for natural gas should rise little or NOT at all. It is a great time to buy or sell real estate in Kansas City.

A digital model is stored and secure data electronically collected and saved on a computer. To complete the model a RE/MAX Best Associate will ask questions and your answers will be stored on a password protected secure web based form.

You will be asked questions such as your price range, the minimum # of bedrooms and baths you require and the geographic boundaries of your search. The online form will save your specific needs such as a minimum number of garages or your need for a fenced yard or a finished basement. Next your model is “matched” to the central Heartland MLS database for all properties that meet or exceed your specific needs. The list of matches returned from the central database becomes our baseline list. You will receive a copy of the baseline list of properties.

As you see more properties your criteria may change and your digital model will be constantly updated. A match search on your model is run as often as required, weekly, daily or even hourly. The advantage of using a digital model is you always stay current with the market. As new properties reach the market matching your model, you will be notified via email or by another method you prefer.

Building your digital model takes under an hour including time to explain and provide you with a package of valuable information. If you are serious about buying a home, building your personal digital model is the first step. Please send your request for an appointment to create your personal digital model to tfarrell@remax.net in the subject line please type digital model.

To receive a free computer generated market appraisal please provide your name and address, subdivision name if known and a brief description of your property and an email address or fax number where appraisal may be sent. The computer appraisal may be sent by email or by facsimile. Please indicate your preference when transmitting your property information.

All the data for your appraisal will be obtained exclusively from the Heartland Multiple Listing Service. You will be
presented with all sold and on the market data for your area. Appraising is an inexact science. If you’d like a more comprehensive analysis of your property’s value, have questions or simply do not agree with the analysis after you review it, please let us know. When it comes right down to it, any product is only worth what a buyer is willing to pay. The market determines value.
